I wanted to share a quick progress report with you on our townhouse renovation. (For the whole story, you can read my first post here.) Long story short, we bought a townhouse 14 years ago as our starter home, moved out over 7 years ago and have rented it out ever since, and now we are renovating it so we can put it on the market and sell it. Since we want this to happen quickly, we hired contractors and I am not doing the work myself, but I did want to share the process and before and after with you. You can see the before pics in last week’s post (linked above). Also, apologies for the horrible photo quality but I just snapped these pics quickly with my iPhone as I walked through with our contractor.
Here’s where we’re at now. They’ve laid most of the flooring and painted the walls. Here’s a current look at the family room.
We ended up choosing this laminate flooring from Floor & Decor because buying hardwood flooring for the entire house just wasn’t within our budget, and we don’t want to invest more money than we need to. I’m happy with the way these turned out, especially for the price. And anything beats pet urine soaked carpet! It reeked.
Here’s a look at the dining room.
The kitchen flooring isn’t completely installed yet but the cabinets have been painted.
The downstairs bathroom has been partially demoed. The vanity is going too.
Here’s the staircase which will be repaired in some spots and then stained to match the flooring.
The upstairs hallway feels brighter now.
The master bath is in the process of being demoed. We will replace everything in here.
And that’s where it stands currently. Our contractors are working fast though so we hope to have this renovation done very soon. You can follow along with my Instagram stories for more behind the scenes updates. I’m hoping to return to regular content and YouTube videos as soon as this renovation is over and I have more time. Thanks for following along!

Hi Erin,
The Reno looks fabulous. The townhouse is only about 45 mins from us in Delaware. Best of luck with this endeavor. Looking forward to seeing the final pics.
All the best,
Bud Spina
